01Acceptance of these terms

By accessing or using Edyhillz Real Estate (the "service"), you agree to these terms of service. If you do not agree, please do not use the service. We may update these terms from time to time; the "Last updated" date reflects the current version, and continued use after a change constitutes acceptance.

02What the service provides

Edyhillz operates a property discovery platform: live listings with search, comparison, favorites, inquiry, and viewing-request features, together with real estate consultation. Listing information — including photographs, prices, dimensions, and addresses — is provided for information purposes. While we take care to publish accurate, verified data, property details can change, and measurements and photographs should not be relied upon as statements of fact. Always confirm specifics with the desk before acting.

03Accounts

• You may browse without an account; favorites, comparisons, inquiries, and viewing requests persist across sessions when you register or sign in.
• You are responsible for keeping your credentials confidential and for activity under your account.
• Invitations for publisher or administrator roles are issued by Edyhillz; those roles carry additional responsibilities and limits defined by our role policy.
• We may suspend or remove accounts that abuse the service or these terms.

04Acceptable use

You agree not to misuse the service. This includes scraping or automated data collection without permission, attempting to gain unauthorised access to accounts or systems, submitting false inquiries or spam, impersonating others, and using the platform to harass or deceive. You may not republish listing content without our written consent.

05Inquiries and viewing requests

When you submit an inquiry or request a viewing, you consent to us using the contact details you provide to respond and arrange the next steps. Requested viewing times are preferences, not confirmed appointments, until the desk confirms them. Be honest and punctual about appointments — repeated no-shows may lead to restrictions on future requests.

06Third-party content

Listing pages may display Google Maps embeds, and address entry is assisted by Google Places. That content is supplied by Google and governed by Google's own terms; we do not control it and are not responsible for its accuracy or availability.

07Intellectual property

The service's design, branding, and compiled listing inventory are owned by Edyhillz or licensed to us. Photographs and descriptions remain the property of their respective owners. Nothing in these terms transfers intellectual property rights to you.

08Disclaimer and limitation of liability

The service is provided on an "as is" and "as available" basis, without warranties of any kind, express or implied, including fitness for a particular purpose. To the maximum extent permitted by law, Edyhillz is not liable for indirect or consequential losses arising from your use of the service, or from reliance on listing information. Nothing in these terms limits liability that cannot be limited by law.

09Privacy

How we handle your personal data is described in our privacy policy, which forms part of these terms.

10Termination

You may stop using the service and request account deletion at any time by contacting the desk. We may restrict or terminate access if these terms are breached or the service needs to be changed or discontinued.
